While it is sometimes difficult to hear, sellers need
and depend on feedback from the market of buyers they are hoping to
attract.
How does the home compare to others in its price
range?
Is the condition of the home what you would expect to
see?
Sometimes the existing décor is so distracting that it
is difficult to appreciate how the home would look with your taste and
furnishings.
Sellers rely on their listing agents to share with
them which changes to make, which cannot be made (location, for example)
and which changes would not return much value at resale. Since Realtors
visit all the homes in their market they are more aware of how each home
compares to its competition.
As a buyer visiting either an open house or visiting a
home during a showing appointment, your feedback is crucial for sellers.
Don’t be shy about your impressions. It is the listing agent’s job to
gather feedback and interpret it for the seller. Conscientious buyer
agents will keep notes from each showing in order to provide sellers and
their agents with solid feedback. Imagine going to the trouble to clean
and tidy your home for a showing, vacate it for the afternoon only to
hear that the buyer can’t remember it as they saw too many.
Whether you are visiting an open house or touring
homes with your buyer agent, do make note of your impressions to each
property. The sellers extended the courtesy to allow you to tour at your
leisure. The least we can do is return our feedback promptly and
honestly.
